The Proposals 

Anchor is proposing to develop the site to provide retirement accommodation, with care and support, to comprise: 

  • 26 two-bedroom bungalows, positioned at the northern, western and part of the southern edges of the site 
  • A three-storey apartment building containing communal facilities, with 59 one-bedroom apartments and 12 two-bedroom apartments 
  • A communal lounge, a community wellbeing suite and other support services, provided on the ground floor of the apartment building 
  • A total of 84 parking spaces comprising of 58 spaces for the apartments, and 26 spaces for the bungalows, disabled, visitor and electric vehicle charging bays will be included 

The apartment building is proposed to be located centrally within the site, with the bungalows arranged around the building and internal access road, to form a ‘c’ shape to the north, south and west. 

Access will be provided from Goff’s Lane, via the top corner of the adjoining Goffs Lane Playing Fields, from the north west. 

The proposal includes the provision of improved parking arrangements for the scout hut, to ensure there is no resultant impact from the access location. 

We have been mindful of the site’s surroundings, and have positioned the bungalows in the areas closest to boundaries with neighbouring residential properties. To reflect the fact that the site is next to the Churchgate Conservation Area and a number of Listed Buildings, including the Church of St Mary, we have obtained expert heritage advice and designed the scheme carefully to avoid any unacceptable impact on these sensitive surroundings.
